Protect your investment with Florida’s most comprehensive commercial roof maintenance — extending roof life, preventing costly emergencies, and maintaining warranty compliance.
Florida’s harsh climate takes a relentless toll on commercial roofs. Intense UV radiation breaks down membrane compounds, tropical storms and hurricanes test every seam and flashing, and the constant thermal cycling — from scorching midday sun to humid overnight temps — causes expansion and contraction that weakens roof materials over time.
A proactive preventative maintenance program is the single most cost-effective investment you can make in your commercial roof. Regular inspections and minor repairs catch small issues before they become catastrophic failures, extending your roof’s service life by 50–100% and preventing the disruption and expense of emergency repairs.
Beyond protecting your building, documented maintenance is essential for maintaining manufacturer warranty compliance — most warranties require bi-annual or quarterly professional inspections to remain valid.

Every maintenance visit by America’s Best Commercial Roofing and Maintenance follows a rigorous 12-point inspection protocol and includes complete digital documentation for your records and warranty compliance.
Every inspection visit includes timestamped photos of all roof areas, critical details, and any issues found — building a complete visual history of your roof's condition.
You'll receive a comprehensive digital report after every visit with findings, photos, repair recommendations, and a condition rating — perfect for warranty records and facility planning.
Small repairs — loose flashing, small punctures, sealant touch-ups — are completed on the spot as part of your maintenance visit, preventing small problems from escalating.
Florida’s unique climate creates accelerated roof aging that demands a more rigorous maintenance schedule than other regions.
Florida averages 237 sunny days per year with some of the highest UV indices in the continental US. Prolonged UV exposure breaks down roof membranes, causes embrittlement, and accelerates coating erosion — regular inspections catch this degradation early.
June through November brings tropical storms and hurricanes that test every aspect of your roof's integrity. Pre-storm inspections identify loose flashing, compromised seams, and unsecured equipment. Post-storm inspections document damage for insurance and prevent secondary water intrusion.
Florida's average relative humidity of 75%+ creates persistent moisture conditions that accelerate corrosion of metal components, promote algae and fungal growth on roof surfaces, and increase the risk of condensation-related membrane deterioration in insulated roof assemblies.
Salt-laden air accelerates corrosion of metal flashings, copings, HVAC equipment, and roof penetrations — especially within 5 miles of the coast. Salt crystals also accelerate UV degradation by focusing sunlight. Regular cleaning and inspection of coastal roofs is critical to preventing premature failure.
Everything you need to know about the preventative maintenance program from America’s Best Commercial Roofing and Maintenance.
At minimum, commercial roofs should be inspected twice per year — once in the spring and once before hurricane season. However, Florida’s harsh climate makes quarterly or even monthly inspections highly recommended. Our tiered program lets you choose the frequency that fits your roof’s needs and your budget. Many manufacturers also require documented inspections 2–4 times per year to maintain warranty coverage.
Yes — most commercial roof manufacturers require proof of regular professional inspections and maintenance to keep your warranty valid. Without documented maintenance, a warranty claim can be denied even for a manufacturing defect. The detailed photo reports and digital inspection records from America’s Best Commercial Roofing and Maintenance provide the documentation your manufacturer requires, protecting your warranty investment.
If our inspection reveals damage or developing issues, we document it thoroughly with photos and provide repair recommendations. Minor repairs (loose flashing, small punctures, sealant touch-ups) are typically included on the spot as part of your maintenance visit. Larger issues are quoted separately, with preferred pricing for Shield and Fortress members. We never perform unauthorized work — you’ll approve any repair before it begins.
Absolutely. You can upgrade from Guardian to Shield or Fortress — or from Shield to Fortress — at any time during your contract.
